What exactly is a DSCR loan? +
A DSCR (Debt Service Coverage Ratio) loan qualifies based on a property's rental income versus its total monthly debt obligation. If the rent covers the payment, the deal can move — no personal income review required.
Do I need good credit to qualify? +
Most programs start at a 620 credit score. For the best rates and up to 90% LTV, a 680+ score is ideal. We structure around the full picture — including deal strength and property performance.
Can I close in an LLC? +
Yes. LLC, LP, and corporate vesting is fully supported. Many of our investor clients prefer entity ownership for liability protection and portfolio management.
Can I use projected rent on a new purchase? +
Yes. For purchase transactions, we can use a market rent analysis or appraisal rent schedule instead of an existing lease. This is especially common for STR properties and value-add acquisitions.
How fast can a DSCR loan close? +

How many properties can I finance? +
There's no cap. DSCR loans are not subject to the conventional 10-property limit. Investors with 20, 30, or 50+ financed properties actively use DSCR programs to continue scaling.
